Buying your next home
Upsizing, downsizing or moving somewhere new. Let's work out how the sale, the purchase and the loan fit together.
You've done this once already, and this time there's a home to sell, equity to use and two sets of dates to line up. It's very manageable with a plan, and that plan is what we build together in our first conversation.
I'll show you what you could borrow, how much of your equity is available, and the options for getting from one home to the next comfortably.
Buy first, or sell first?
There's no single right answer. Selling first gives you certainty about your budget. Buying first means you don't miss the home you love. We'll look at what each would mean for your borrowing and your cash flow, so you can choose the one that suits you.
Using the equity you've built
The equity in your current home can often form the deposit for the next one. I'll estimate what's available and explain how lenders treat it, so you know your price range before you start looking.
Bridging finance
A bridging loan can cover the gap when you buy before your sale settles. It isn't right for every situation, so I'll set out how it works, what it costs and the alternatives, in plain numbers.
Your current loan
Some loans can move with you to the new property, and sometimes a fresh loan with a different lender is the better fit. I'll compare both for you.
Keeping your current home as an investment
If you'd like to hold on to your current home and rent it out, the loans need to be structured with that in mind. It's worth a conversation with me and your accountant before you commit.
Lining up the dates
Two settlements, two conveyancers and at least one lender. I'll coordinate the finance side and keep everyone informed, so moving day is about the move.
Thinking about your next move?
A conversation early on gives you a clear budget and a plan before you fall for a property.
